Buying a property abroad can be confusing and frustrating. There can be uncertainty about house prices, no knowledge of the buying process and doubts about the taxes to be paid. It can make the investment a risk that could lead to of a loss of capital.

At Henry Wiltshire we explain the process to prevent any unnecessary cost or delay and to give transparent guidance about all aspects of the investment. We work for you – we are on your side. We will review a potential property and ensure that the price agreed, the conditions and the time needed to make the transaction is correct and fair for you.

First, we do this…

  1. Use a questionnaire to understand the reasons for your investment and the type of property to fit your requirements.
  2. Present you with many options until you find the right property for you.
  3. Review properties from other sources, including those found with your personal research.
  4. Select a number of properties and examine these in much detail. Then we will provide a report about the following 3 essential aspects:
    • Price – Ensure this is in line with market prices according to location, type of building, amenities, community etc.
    • Legal Status – Ensure the property does not have any succession, legal issues, problems with the community, management issues etc. We will also ensure that the certificate of occupancy has been granted. It is possible to find a property on the internet that has been illegally constructed without permission and is not suitable for investment.
    • Structural Status – Ensure the property does not have any defects or problems with humidity, drainage or sewage. We will check if there is any plumbing issue and arrange an inspection of the electrical system.

Then we continue…

  1. We will physically inspect the property and use live videoconference to show you the site. You can see for yourself the sun orientation, design, or any detail you wish to know.
  2. OPTIONAL: We can arrange a private valuation or appraisal of the property with documentation to assist in negotiating the purchase price in case of any disagreement.
  3. We will appoint a lawyer and oversee the purchase transaction. We will then collect the keys and post them to your home.

What next?

If you wish to rent the property, we will assist you with this through our Full Letting and Management Service. We will take care of everything, from finding a suitable tenant to collecting the rent and sending it back to you.
